Senior Quantity Surveyor, RAK, UAE

Responsibilities
Our newest opportunity is for a talented Senior Quantity Surveyor to join our team based in Ras Al-Khaimah, UAE.

 

The Senior Quantity Surveyor (SQS) will be responsible for managing all aspects of the cost, contract, and financial control of a large-scale construction project. The SQS will work closely with the client, consultants, contractors, and project stakeholders to ensure that all financial aspects of the project are accurately tracked and that costs remain within budget. Experience working on roads and infrastructure works will be highly valued.

 

We envisage success in this role to include:

Managing and controlling the project budget and providing regular cost reports to the client and project team. Ensure that the project is delivered within the approved budget and cost expectations.
Overseeing the preparation of procurement documents, tendering processes, and contractor selection. Ensure that all procurement activities are in line with project objectives, timelines, and budget.
Implementing and managing FIDIC contracts, including reviewing contract conditions, managing variations, and ensuring compliance with contract terms. Resolve any disputes related to contracts, and handle claims and negotiations.
Preparing detailed cost estimates, including material and labor costs, for different stages of the project. Analyze and advise on costs related to construction methods, resource requirements, and schedule impacts.
Maintaining accurate records of all financial transactions, including cost reports, payments, and contractor claims. Prepare periodic reports for senior management and the client.
Managing the assessment, evaluation, and negotiation of project changes and variations. Ensure that changes are appropriately documented and that their impact on the project’s budget and timeline is effectively managed.
Identifying and assessing potential financial risks and providing mitigation strategies. Collaborate with the project team to minimize cost overruns and delays.
Participating in value engineering exercises to find cost-effective solutions while maintaining project quality and standards.
Maintaining a good working relationship with the client, contractors, and consultants. Provide advice on cost-related matters and act as the primary point of contact for all financial and contractual issues.
 

Qualifications
To be successful in this dynamic opportunity, we envision that your career journey to date will include 12 years work experience partnered with a Bachelor degree in Engineering or Quantity Surveying.

 

Hands-on experience in infrastructure projects in the UAE is preferred.

Job Description
Rixos Al Mairid is seeking a motivated and results-driven Senior Sales Manager to generate new business, maintain client relationships, and contribute to the overall sales goals of the property. The Senior Sales Manager will be responsible for managing a portfolio of accounts, identifying market opportunities, and ensuring high levels of client satisfaction. This role plays a vital part in driving revenue and enhancing the market position of the property. 

Key Responsibilities: 

• Account Management: Manage and grow a portfolio of key accounts across assigned market segments, ensuring regular engagement and retention. 

• Business Development: Identify and pursue new business opportunities through proactive sales calls, networking, and participation in industry events. 

• Sales Execution: Develop and present proposals, negotiate contracts, and close deals in line with company objectives and client needs. 

• Market Analysis: Monitor competitor activities, market trends, and client needs to develop tailored sales strategies. 

• Reporting: Maintain accurate records of sales activities and prepare regular reports on sales performance, forecasts, and achievements. 

• Collaboration: Work closely with Revenue, Marketing, and Event teams to ensure alignment on pricing, promotions, and service delivery. 

• Client Visits & Inspections: Organize and conduct site inspections and property tours for prospective clients. 

• CRM Management: Update and manage client information using the company’s CRM system, ensuring data accuracy and timely follow-up. 

• Event Representation: Represent the property at trade shows, exhibitions, and sales missions to promote brand visibility and business growth. 

• Compliance: Adhere to company policies, sales procedures, and legal requirements in all client interactions and transactions. 

Qualifications
Bachelor’s degree in Business, Marketing, Hospitality Management, or a related field. 

Proven experience in sales within the hospitality or related industry. 

Proficiency in Russian is preferred.

Monitoring & Surveillance: Monitor CCTV systems, alarm systems, and conduct regular patrols to detect any potential security risks or breaches.
Guest and Staff Safety: Maintain a visible presence on the property to ensure the safety and well-being of guests and staff. Provide assistance and guidance to both employees and guests when needed.
Emergency Response: Lead emergency response procedures during evacuations, first-aid events, and fire drills, ensuring that all staff and guests adhere to safety protocols.
Training & Development: Provide on-the-job training and guidance to security personnel to ensure they remain updated on procedures, emergency protocols, and best security practices.
Incident Reporting: Maintain accurate logs of all security-related incidents, suspicious activities, and accidents, and prepare regular reports for management.
Collaboration with Departments: Work closely with other departments such as housekeeping, maintenance, and front desk to ensure the security of all areas, particularly high-risk zones and special events.
Security Systems Maintenance: Ensure that all security systems (CCTV, access control, alarms) are functioning properly, and report any malfunctions to the appropriate department for repair.
Compliance with Security Procedures: Ensure the property complies with all relevant local security laws and regulations, company policies, and industry best practices.
Qualifications
Education: High School diploma or equivalent; further qualifications in security management or related fields are a plus.
Experience: Minimum of 3-5 years of experience in security, with at least 2 years in a supervisory role, preferably within the hospitality or luxury industry.
Leadership Skills: Proven experience in leading and managing a security team, ensuring high performance and adherence to security protocols.
Crisis Management: Ability to handle security crises with professionalism and calm, leading the team effectively during emergencies.
Knowledge of Security Systems: Strong working knowledge of CCTV, access control systems, alarm systems, and general security procedures.
Communication Skills: Excellent verbal and written communication skills, with the ability to create reports, communicate effectively with team members, and interact with guests and employees.
Attention to Detail: A sharp eye for detecting security risks and potential hazards, along with a strong focus on following up on every security concern.
Problem-Solving Skills: Excellent ability to analyze security situations, make quick decisions, and implement effective solutions.

Applicant Tracking System or "ATS", is the software that 'READS' your CV and stores this information in a database. Like this:

If the CV is not made as per the RULES of the ATS, the information will get messed up in the database. In the image below, 'PMP' has gone into the 'Mobile Number' column. The Mobile Number '052 1234567' has gone into the 'Main Skill' column.
